Greater Vancouver Real Estate Market Stats for December 2016

Combined detached and attached sales in the Greater Vancouver market area improved 5% over December’s 36% to finish at a 41% sales ratio, continuing the trend of a strong seller’s market overall. Total sales were down just slightly compared to 2015, while sale prices were holding onto a modest increase of 4% over the previous year.

As expected, attached sales moved at a much quicker pace, ranging from 48% in Pitt Meadows to 77% in New Westminster for the month of December.

Metro Vancouver Real Estate Market Stats for December 2016

Metro Vancouver’s combined sales saw a 5% increase over November’s ratio of 26% to finish at a 31% sales ratio for December. Total sales were down by about one-third compared to 2015, while sale prices maintained a 10% improvement over the previous year.

Attached home sales ranged from a seller’s market low of 26% in Tsawwassen to a high of 100% in North Vancouver.

Fraser Valley Real Estate Market Stats for December 2016

Combined home sales in the Fraser Valley got a 6% boost over November’s 30% to finish with a market speed of 36%. Total sales volume slumped by nearly 500 units compared to 2015, but sales prices were still up by an impressive 19% over the previous year.

Attached homes moved much quicker in the Fraser Valley with Mission posting the lowest seller’s market ratio of 31% and Cloverdale moving attached units at a ratio of 81%.
